There are only 43 days left for you to take advantage of the Federal Housing Tax Credits! Below is a breakdown of the two tax credits:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight:bold;"&gt;FIRST TIME HOME BUYER&lt;/span&gt;&lt;br /&gt; * $8,000 Tax Credit&lt;br /&gt; * Never have owned a property or have not owned a property in the past 3 years&lt;br /&gt; * Single income limit less than $125K. Couples income limit less than $225K.&lt;br /&gt; * The deadline to qualify for the tax credit is April 30, 2010. You can also file an amended 2009 tax return to claim your credit.&lt;br /&gt; * For couples, if only one of you qualify for either tax credit then have that person be the sole borrower for the new property. That way you qualify for the tax credit. You can still have the other person's name on the deed. Also, if you are a married couple you can both receive the tax credit if taxes are filed jointly. However, loan qualifications may be an implication since it will be solely based on that one person's income, credit, etc. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Again, you only have 43 days to take advantage of these tax credits. There is currently no talk of the government extending the tax credit again for the third time. They are increasing the Mortgage Insurance Premium (MIP) from 1.75% to 2.25%. This does not affect a buyers amount of cash they need to have for closing since that can be financed, but it will affect their pre-approval and it could increase their monthly payment by $50 to $100. &lt;br /&gt;&lt;br /&gt;FHA is also decreasing the amount of seller concessions allowed to the borrower from 6% to 3%. This change will affect how much the buyer will need to raise for closing. However, this money can also be "gifted" by family or elsewhere. In addition, FHA will provide loans for buyers with credit scores 580 and below but will require a minimum down payment of 10%. Not only did I get water in my basement from all the massive amounts of rain and snow which left my husband and I no choice but to have a waterproofing company come out and fix the issue, but $6,800 and 2 weeks later our HVAC goes up! No heat. So here we go again....&lt;br /&gt;&lt;br /&gt;To say that we were stressed out was an understatement, but that's the territory that comes with home ownership. There are ups and downs to everything. But there were some positives that came out of these two experiences. For starters, my husband and I became very well educated in basement waterproofing and HVAC units. In turn, that enabled us to became excellent shoppers and negotiators which enabled us to get the best deal. Not only that, we have gained a piece of mind knowing that the problems are fixed and these repairs will increase the resale value of our home as well as increase the appeal to potential buyers. &lt;br /&gt;&lt;br /&gt;If you find yourself in the same situation or are simply interested in starting a new home project do not be afraid to get educated and shop around. The rule of thumb is to get at least three estimates from three different companies. Do not be afraid to price match. This is something that has been going through the housing market grapevines for the past couple of months. Many are very skeptical and are saying that interest rates will only continue to go up. While others are optimistic that interest rates will go significantly back down below 5%. One thing is for sure that rates have never been so volatile as they have been the last couple of weeks. The rates went up this week to 5.125% (conforming loan).  Congress is working on a  new stimulus plan that will hopefully be passed in the near future. If so, many loan officers are optimistic that rates will hit an all time low. Interest rates are low, sales prices are low, there is a huge inventory of short sales and foreclosures, and unbelievable offers are being accepted by sellers. With all the financial crisis, it is my belief, that in the future once the correction is in sight creditors are going to increase interest rates to recoup all the losses that they now face. Which may very well bring us back to the early 80's when interest rates were around 17%.
